NPPF Flood Risk Assessments for developments in Zones 1, 2 and 3.

National Planning Policy Framework (NPPF) flood risk assessment for developments in the Environment Agency's flood zones 1 to 3.

Category 1

First assessment of the presence of a flood risk. Information required - address and postcode of the site, together with a brief idea of the proposed development.

Category 2

Simple letter to a local authority confirming that a flood risk assessment is not appropriate or that the development does not have to comply with National Planning Policy Framework (NPPF). This is usually applicable to modest extensions where there is no increase in residential density. Information required - address, postcode and brief description of development.

Category 3

Flood Risk Assessments related to residential development under the Codes for Sustainable Homes within Flood Zone 1 only. Information required - address, postcode, any topographical survey information, plus details of the SUDS (with relevant calculations). Development plans are also always useful. Please note that if the development is in Flood Zones 2 or 3, this fee category is not appropriate.

Category 4

Formal NPPF compliant Flood Risk Assessments for development in Flood Zones 2 and 3, where the relevant flood height data is in the public domain usually through the Environment Agency and/or Shoreline Management Plans). Information required - address, postcode, full proposal plans, topographical survey (essential) and anticipated evacuation route. Please note that it is also preferable in such cases that the developer has confirmed with the LPA that the NPPF Sequential Test will be successful. Failure of this Test means no development. This type of Flood Risk Assessment normally requires flood height data from the Environment Agency

Category 5

As above, but in cases where the flood zone is tidal and the Environment Agency requires the investigation of a series of combined events (almost always tides plus wave attack).
