What is BREEAM New Construction?

BREEAM UK New Construction is a performance based assessment, certifying new building schemes based on a sliding scale from 'Unclassified' to 'Outstanding' depending upon a number of key environmental areas. The assessment process has been designed to recognise the environmental impact associated with the complete building life cycle, from design stage to in-use.

The scheme enables our clients to measure, evaluate and reflect on their project performance and life cycle impact against industry best practise, whether this be as part of a planning condition, employees requirements or other business decisions. The building performance or "Breeam Rating" is quantified by a percentage point based on a number of individual measures and associates criteria across a broad range of environmental issues. This performance is then classified into a BREEAM Benchmark Rating with a score of over 85% being considered excellent. You can find out more about the scheme at BRE's dedicated BREEAM Website.

Unlike previous schemes, the BRE has simplified the number of assessment schemes, condensing a number under the heating of New Construction and includes the following types of schemes:

Why do I need an assessment?

There are a variety of reasons as to why you might want to have you scheme assessed under BREEAM New Construction. Some schemes will have a specific target level, normally around the "Very Good" level, as part of the planning condition or local unitary authority planning policy.

Often when the construction is undertaken on behalf of local government authority, BREEAM Target is often set as part of the employees requirements (ER's), even if it does not for part of the planning condition

There may be a business case as to why you may want to put your development forward for assessment, such as part of an environmental policy, social responsibility or as a sales and marketing tool.
