What is a DEC?
A Display Energy Certificate is a document required by building that are occupied by a public authority, and are frequently visited by the public.
Depending on the size of the building DECs are either valid for 1 year or 10 years:
Some other requirements for a DEC are that it must be displayed prominently for everyone and the calculations must be based on actual energy consumption.
Difference from Non Domestic EPC
EPCs are required for all new and existing Non Domestic properties that are being constructed, sold, or let. Another difference is between the calculation methodology, while DEC calculation is based on actual energy consumption, EPCs are based on predicted energy consumption depending on the Fabric and Asset efficiency ratings.
Unlike DECs, all EPCs are valid for 10 years unless significant changes are made to the building that would alter its energy performance, in which case a new EPC would have to be issued against it.
